We have worked hard to create unique home designs that appeal to the most discerning owners who appreciate what good design brings to the success of building a home, while making them energy efficient and cost effective to build. We are not selling house plans, but pre-designed prototypes which can be modified to fit your building program requirements and lifestyle. Starting with a prototype, clients can eliminate a substantial portion of the design fee associated with a one of a kind design. What makes our approach at The Small House Company attractive is we provide the full experience of working with an architect from design development through construction administration at a very competitive pricepoint!

Our fee is simple! We charge per square foot for floor areas of the home.

The Small House Company



2,260 Sf home w/ three second floor bedrooms, 2 ½ baths and laundry room on first floor. Unique features for this home include layered kitchen, dining and living room to create a maximum openness of living space. The three season porch creates additional living space throughout the year. A large 2 story foyer, connecting to the garage, welcomes you into the space w/ the octagonal stair tower as a focal point. The second floor hallway connects directly to a future room over the garage.

The exterior massing is reflective of a barn structure w/ a clerestory gesture from the shed dormer in the foyer. The attached two car garage balances off the front façade w/ three gable dormers. The roof line breaks down in the rear as you may see in farmhouses from yesteryear. An exposed stone chimney anchors the structure to the site. Canopies, brackets and deck arbor enhance the character of the design.


At 1400 sf this is the smallest of the five homes we presently offer. With two bedrooms and laundry room on the second, 1 ½ baths and an open concept kitchen dining and living this plan packs a punch. Unique features include a tri-level design that offers a more comfortable relationship of levels. A future finished walk-out basement would only be a half of flight of stairs from the entry foyer as well as the main living space. This house is designed for a sloping site.

Exterior features include oversized farmers porch entry, a tall central core with hipped roof coupled with being angled @ 45 degrees give the sense the home is larger than it appears. The two car garage breaks down the visual height of the core and offers and additional future bedroom suite or family room. The arbored deck can easily be changed into a screen porch which encloses the covered patio of the walkout basement entrance below.


At 2,680 sf this is the largest of the homes in our collection in both finished floor space and “look”. An additional 450 sf is available over the two car garage. This design boasts three second floor bedroom suites each with their own bathrooms and stair access from the second floor hallway to a third floor attic space providing an additional 800 sf of future living space as well. A first floor guest bedroom or study is available w/ a bathroom and direct access to the beautiful wrap around covered deck. A two story foyer welcomes guests into the house and the mudroom and side entry is across the hall from the first floor laundry room. There are back to back fireboxes allowing the screen porch warmth on those late fall or early spring days. The exterior is characterized by the noted warp around deck connecting the front entry all the way around and directly to the enclosed screen porch.


This 2,000 sf house offers two bedroom suites with laundry on the second floor and a fourth guest bedroom suite on the first floor. Similar to house four, the “l” shaped open living space offers an integral screen porch within the footprint as a cost savings. The large kitchen is the focal point and transition between the dining room and living room. The covered entry highlights the foyer beyond.

The exterior is representative of a small cape with sweeping shed dormers and window seat bay at the front gable. The arched entry, cupola and chimney offer charming gestures to the façade. Different siding materials denote each element in the simple arrangement of volumes connected by a 1 ½ story roof. We also show an option to remove the garage for a lake front cottage or detached garage connected by a pergola.


This 2,500 sf home includes three second floor bedrooms and 2 full baths also w/ a stairway to approximately 800 sf of future finished space and direct connection to a future room over the garage. The “l” shaped main floor living space offers open concept kitchen, dining, and living room while incorporating a first floor master bedroom and bathroom w/ it’s own private covered deck. A pantry and first floor laundry are directly adjacent to the kitchen. A three season screen porch is adjacent to an arbored deck. Back to back fireboxes offer enhance both the living room and screen porch experience.

The exterior is simple in massing but accented with an eyebrow covered entry, front canopies. Shutters and flower boxes enhance the front entry. The window placement is specific to the use of the rooms beyond the walls. Vertical siding and cedar simplify the exterior cladding on the house.

Our design process includes the following;

  • Initial design development meeting with potential Client to discuss The Small House Company services and review pre-designed prototypes. Discuss design options available within each prototype such as dormer types, windows or floor plan layout revisions to customize your plan. Substantial revisions, outside of set parameters listed, are available as well and would be invoiced on an hourly basis.
  • Next, we schedule a site visit to the property in order to identify specific site features that could affect the design and siting of your home.
  • A second design development meeting would be scheduled for Client to review prototype revisions and sign off on your design.
  • We then revise and/or add additional information to the construction documents package which will include site sketch with adjacent grading to the home, foundation plan and details, floor plans, elevations, building sections, wall sections, framing plans stamped by a Structural Engineer, lighting and switching plan and three exterior perspectives.
  • The package price also includes eight (8) scheduled construction site visits, by an Architect, and two (2) site visits by Structural Engineer to observe construction including follow-up site visit notes.
  • LEED certification is available at an additional fee.
  • Choose from our award winning list of General Contractors or let us assist you in selecting a General Contractor of your choice. We also will be offering by Fall, 2010 turnkey home packages which will include all design fees and services noted above and the total costs to build your dream home.
