Design
Our design process includes the following;
- Initial design development meeting with potential Client to discuss The Small House Company services and review pre-designed prototypes. Discuss design options available within each prototype such as dormer types, windows or floor plan layout revisions to customize your plan. Substantial revisions, outside of set parameters listed, are available as well and would be invoiced on an hourly basis.
- Next, we schedule a site visit to the property in order to identify specific site features that could affect the design and siting of your home.
- A second design development meeting would be scheduled for Client to review prototype revisions and sign off on your design.
- We then revise and/or add additional information to the construction documents package which will include site sketch with adjacent grading to the home, foundation plan and details, floor plans, elevations, building sections, wall sections, framing plans stamped by a Structural Engineer, lighting and switching plan and three exterior perspectives.
- The package price also includes eight (8) scheduled construction site visits, by an Architect, and two (2) site visits by Structural Engineer to observe construction including follow-up site visit notes.
- LEED certification is available at an additional fee.
- Choose from our award winning list of General Contractors or let us assist you in selecting a General Contractor of your choice. We also will be offering by Fall, 2010 turnkey home packages which will include all design fees and services noted above and the total costs to build your dream home.
